Building Quality
Our quality is in the details—including the ones you can't see. Here are some of the things we do that make our homes a better value.
Using the latest laser beam technology, we are able to set our footings with greater accuracy and precision.
Steel reinforcing rods in our concrete foundations enhance structural support and rigidity and reduce cracking in the future.
Dry basements are promoted with a bituminous coating on the foundation walls as well as an interior perimeter drain.
We use steel beams for structural support instead of wood beams. Though more costly, steel adds strength and durability and inhibits shrinkage.
Inside the basement, a perimeter drain around the concrete slab and underlain with a stone gravel base, allows natural basement moisture to drain away from the floor, particularly when your new home is drying out during the early years.
Rouse/Chamberlin has planned for the unlikely need to eliminate radon, should it ever become detected later. A sub-slab gravel base with a 4" perforated perimeter pipe connects to a sump crock.
Tongue and groove 3/4" oriented strand board floors are glued and nailed into the joists, which helps to insure uniform floors that virtually eliminate squeaking.
Garage floors are poured with reinforced concrete and supported with an integral concrete beam—guarding against the tendency to sink when settlement occurs over time.
Rouse/Chamberlin employs wall panels and trusses. Assembled in the factory, these components are less exposed to the elements and are a stronger more versatile system built for maximum precision.
Oversized center walls allow for larger air ducts; air travels more slowly, which avoids the problem of “whistling” sometimes found in other homes. And, by insulating the ductwork, the sounds of the heating system are virtually eliminated. A series of individual dampers throughout the ductwork enable you to precisely adjust the heating and cooling by room, ensuring maximum comfort.
Our Lennox heating and air conditioning systems are among the best in the area. The high efficiency gas forced air furnace is not only economical, but produces the most comfortable heating available.
Vanguard Piping Manbloc system features faster hot water delivery, plus water and energy savings. Flexible piping eliminates leak potential fittings. Balanced water delivery from multiple fixtures cause less dramatic temperature or pressure changes.
Bottom plates and holes, though covered up later by drywall and trim, are hand caulked and sealed to minimize air filtration. This too ensures a comfortable and economical home.
We sheath and insulate the walls between the garage and your home as if they were exterior walls, then drywall totally, unlike most other new homes in the marketplace. This provides a consistent R-value.
Unlike most other builders, we screw and glue the interior portion of the drywall, then nail the perimeter throughout the home, which reduces future nail pops.
To check a common source of air filtration, we place strips of 3 1/2" fiberglass batts in the basement ceiling. A thermal sill sealer on top of the foundation wall further blocks air from entering.
Engineered floor joists provide quieter floors with less shrinkage and "squeaking".
CertainTeed single-hung windows tilt in for easy cleaning and offer maintenance free exteriors and a reliable 20-year warranty on the insulated glass. Mullions between the glass facilitate cleaning and ensure a consistent appearance on all sides of the house.
A Rouse/Chamberlin Home inspector visits every home several times during construction. He has a list of 425 items that must be completed properly before we turn the house over to your family!
